Why use the Builders Choice modular system?
Modular building is a highly engineered method of construction, where building of large components of the home takes place in a controlled environment, then shipped for final assembly to the job site.
Trained craftsmen ensure the quality and character of every home we manufacture. Because construction of the home is done inside our manufacturing facility work can continue no matter the weather, avoiding water damage to the interior.
The Builders Choice modular manufacturing process allows us to use craftsmen, tools, and materials in the most efficient and economical manner possible.
CONSISTENT QUALITY
Builders Choice construction technologies use modular building systems to construct your home. The home is designed and built in a climate controlled environment. This means harmful weather never touches the inside of your home. Your home also goes through 300 quality inspections and third party inspections to ensure the highest level of quality.
SPEED OF CONSTRUCTION
Homes are delivered up to 90% complete and built in one-third the time. Construction is seldom delayed due to weather, subcontractor no-shows or missing material. With careful planning you can be living in your new home in a matter of weeks. And although your house is completed quickly, quality materials and careful attention to detail are built into every home.
ENERGY EFFICIENT
Our homes are highly engineered using the latest construction technology. All homes are designed to be energy efficient, which will save you money on bills in the future. Energy efficient appliances are also available.
DESIGN FLEXIBILITY
A wide variety of house plans are available to choose from. We offer capes, ranches, split level and two-story homes. Many options are also available that will help customize your home to your own personal tastes. Whether you are looking for a home from 1,000 square feet to 4,000 square feet, or a multi unit apartment or hotel we can meet your needs.
For those who desire to enlarge their home, arrays of home additions have been designed to fit your existing home. Our remodeling additions range from bedrooms, family rooms, kitchens, garages, sun rooms and office additions.
COST ADVANTAGES
Because our homes are constructed faster, costs are controlled and kept at a minimum which enables us to pass along a savings to you. With our many floor plans and options to choose from, you will be able to find something that fits your budget.
Our homes qualify for all mortgage programs. The same mortgage rules and regulations apply to purchasing a Builders Choice home as to a site-built home.
When you add up all the labor, material and time savings inherent in the modular building process, you will find that the price of a modular home is generally lower than a traditionally built home of comparable size. And you will keep saving money year after year, as the energy efficiency of your home keeps your heating bills low.
Tell Me More About The Modular Home Construction Process.
Today's modular systems are models of efficiency and quality assurance. The building process begins at the design phase. We use state of the art computer assisted design stations which aid us in customizing floor plans and producing drawings and material requirement lists. Once designed, the building process begins. This process is similar to what you've seen during the construction of houses in your neighborhood. The quality materials and care for detail, and the same building codes and standards are observed. So what's different?
Efficiency and quality control!
Efficiency begins with our modern factory assembly line techniques. Your home travels to workstations, with all the building trades represented. Work is never delayed by weather, subcontractor no-shows or missing material. Quality engineering and modular construction techniques significantly increase the energy efficiency of your modular home. A quality control process provides 100% assurance that your home has been inspected for code compliance and workmanship. In-plant inspectors as well as independent inspection agencies inspect the home on behalf of the state & local government.

- Open steel web floor trusses provide a sturdier floor.
- The rim board is doubled to form continuous beams at every marriage line.
- 3/4” sub-floor is glued and nailed in climate controlled environment.
- All sub-flooring seams are sanded for a smoother floor.
- Studs are steel strapped to floor system and ceiling for added strength.
- The corners of doors and windows are also steel strapped.
- R-21 insulation is higher than the industry standard.
- Windows and doors are foam sealed.
- Glued and stapled OSB sheathing to improve strength.
- Weather proofing house wrap.
- Most Vinyl Siding is installed in the plant.
- Separate first-story ceiling and second-story floor systems reduce sound transmission.
- Modules are joined together at the marriage wall with bolts at floor systems and roof.
- Over sized dry wall is used for fewer seams. Dry wall is glued and screwed to walls to prevent future cracks.
- Ceiling dry wall is attached with a super strong two part polyurethane so there are no nails to pop through.
- Trusses are hinged for shipping.
- Roofing is applied in the plant so ice shield will actually adhere to roof sheathing year round.
- Vinyl flooring is installed in the plant.
- Kitchen cabinets, counter top, and fixed appliances are plant installed reducing field set up time and cutting down on traffic in your new home.
I Get Confused When I See The Terms "Manufactured Home" and "Modular Home". What's The Difference?
Manufactured homes, sometimes referred to as mobile homes, are another type of building system and are constructed to a different building standard. This standard, the Federal Construction Safety Standards Act (HUD/CODE), unlike conventional building codes, requires manufactured homes to be constructed on a non-removable steel chassis. Many communities have restrictions on where manufactured homes can be located. Modular and site-built homes on the other hand, are constructed to the same building code required by the state, Bureau and specific locality and therefore are not restricted by building or zoning regulations. Your new modular home is inspected at the assembly plant during each phase of construction. Evidence of this inspection is normally shown by the application of a State or inspection agency label of approval.
I Know That Modular Homes Are Built To The Same Codes As Site-Built Homes, But Is Financing Any Different?
There is no distinction between modular and site built homes as far as appraisal or financing. Banks and lending institutions treat both types of construction the same. Likewise, there is no difference in insuring the modular property.
What Do Modular Homes Look Like?
Modular homes look like any other home. Today's building technology has allowed modular manufacturers to build most any style of home from a simple ranch to a highly customized contemporary. And, it doesn't stop with houses. Modular producers are busy building banks, schools, office buildings, motels and hotels. Chances are you've been in many modular structures and probably never realized it. The Millenium hotel off Lake Hood in Anchorage is an example of all modular construction.
